I met Basil at a local restaurant more than two years ago. We exchanged pleasantries and just had a casual conversation about real estate as I was searching for a house at the time. He told me he was in real estate and I told him I had an agent that was a family friend for years. He still offered to help me with any information I needed. We exchanged contact info. I ran into him a few more times at the restaurant after that. He was always willing to share information and was very helpful. I ended up buying a house through my family agent. Little did I know our paths would cross again two years later when I needed to sell that property and I though immediately about him, since he was so forthcoming and helpful regardless of not being my primary agent. Boy am I glad I contacted him. Not only did he jump on getting people lined up to view the house, he did that during the COVID pandemic. I had an additional challenge of having tenants occupying the house and it was going to be difficult selling the house with that situation. He told me not to worry and continued showing the house and communicated with my tenants directly. He also lined up a dozen viewings in the first week or so, which was surprising even during normal times. He was very flexible and did all of the ground work, so that I wouldn't have to do anything at all. He scheduled all of the appointments, inspections, small fixes, paperwork, etc. I did everything he said and in the end everything worked out really well. Not only did he get me two serious offers on the property in less than two weeks, he resolved my issues with the occupants. We met Orlando serendipitously at an open house and were drawn to his kind and easygoing demeanor. We had a firm price limit and a clear idea of what we were looking for in a house (e.g., open concept; 3BR; backyard). We just weren't sure where we wanted to live on the West Side. Orlando was very knowledgeable and flexible, showing us homes in a number of places in the first month (during COVID, no less) and squeezing in spontaneous visits to listed and unlisted homes due to connections with realtors in the area. He was never pushy, impatient, or dismissive, and was always present and intentional about debriefing each house to better understand what we were looking for, offering his thoughts when helpful. When we settled on a location, we were a little anxious about the school districts until Orlando connected us with his colleague (with children) who was very knowledgeable about the school system. Moving into negotiations, we let Orlando lead the way as we are not good negotiators. Following his intuition, we were able to secure a house for $5000 over asking price, which was an accomplishment in the seller's market with similar homes in the neighborhood being sold way above asking price (For context, we had put an offer down on a house prior to this one and a bidding war increased the price by $100K!). After securing an offer, Orlando was very gracious (and efficient) in answering any questions we had and putting us in contact with different people - ranging from a mortgage broker to get another loan estimate to a neighborhood painter who could redo a few walls. But beyond the professional and excellent service offered by Orlando, we are glad we followed our gut to contact him after that open house event. He's kind, sincere, thoughtful, and intentional.
